le comunicamos que debido a una rotura en una de las tuberías generales que abastecen al complejo se ha cortado el suministro de agua. Urbaser está trabajando en la reparación de la avería localizada fuera del resort. Se espera reestablecer el suministro a lo largo de esta tarde.

The first stones of Paramount will be laid in May

The last week of May is chosen for the laying of the foundation stone of the Paramount theme park in Murcia, after yesterday the company flagship projects Murcianos (Premusa) execute the purchase option for most of the land, located Alhama de Murcia. As reported today by the Minister of Culture of Murcia, Pedro Alberto Cruz, during the presentation of the initiative ‘Micromecenas’, the project is “a point of no return”, as the entrepreneur and president of Premusa, Jesus Samper, yesterday bought more than one million square meters of land, worth 10.3 million euros, making the investment so far amounts to 28 million euros.
Thus, the works of the first theme park Paramount of Europe and the LifeStyle Center, a multi-cultural, business and entertainment, will begin in a couple of months, after which it will start the job board to select personnel will form the template of this park.
The Paramount Park will become a unique tourist destination in Europe, according to sources Premusa, which will feature the art attractions for all ages, divided into 4 thematic areas as well as with 2 themed hotels.

The contract for the sale of the land of the future theme park Paramount and LifeStyle Center is delayed one month. A series of technical and legal reasons flagship projects outside Murcianos SA (Premursa) has had to be deferred until the March 7 agreement to purchase land in Alhama de Murcia for the construction of the park, which was scheduled for Tuesday at 12:00 hours, as had advanced a few days ago President Premursa, Jesus Samper.

Specifically, Premursa Tuesday signed an affidavit, in agreement with the owners of the land which will house the Paramount Park and Lifestyle Center in Alhama, in which is extended through March 7 the act of execution purchase and sale of the land.

This delay responds to technical and legal reasons emerged as Premursa, “in the process of buying, selling and waiting remedied within the prescribed period.”

Thus, it is expected that in a month to give effect to this transaction and Premursa pay the 15.8 million euros and was granted the deed to the land of Alhama de Murcia

In this regard, Samper has made it clear that this “will not delay the deadlines set for the construction of Paramount Park and Lifestyle Center”.

FIRST STONE IN APRIL OR MAY

As Samper moved to Europa Press, the future park Paramount could see the first stone in place no later than April or May, keeping the opening date of the first half of 2015.

The work for this project to go forward are daily, as evidenced by the fact that it is currently “doing the design and execution of works projects” as well as municipal urban processing.

Meeting with IRM

Last Wednesday I attended a meeting with the new Director General of IRM Enrique Herrero Gil at their offices in Mar Menor.   The meeting went very well and laid the foundations for a good working relationship between IRM and the community, here is a summary of the items discussed.
Planning consent in Condado 2.
On the 11th of November Alhama council issued the following notification http://datos.alhamademurcia.es/descargas/APROBACIÓN%20DEFINITIVA%20DEFINITIVA%20REPARCELACIÓN%20CONDADO%20II.pdf  we have been trying to confirm the exact nature of this notice since.  Enrique confirmed that this is merely the final reclassification of the land and plots contained within Condado de Alhama 2 and that IRM have no current plans for any development or building works.
Al Kasar
Over the past year or so there have been many rumours regarding the possible leasing of units within Al Kasar, there has been talk or new restaurants, bars and a Bakery etc.  IRM have confirmed that the only unit that has a concrete lease is the Clover, the new lease holders are expected to exchange contracts this month and hopefully open for business before Easter.   There has been a lot of interest in other units but at the moment none are at the stage where IRM are prepared to make public that there will definitely be a new business opening.
Golf club house
IRM have no current plans to build a new permanent club house, architect plans have been drawn up for this but in the current climate no timescale have been set.   As others in the know have already stated there are plans to move the old show room building over to the area between the driving range and the 1st tee.  Enrique has confirmed that this is the case and that IRM are awaiting approval from Alhama council.  Approval is expected within the next few weeks and once this comes through work will commence.  IRM are hoping to have the building moved during February and completely refitted to provide a Pro sop, changing facilities and a bar and cafe for opening before Easter.   The temp clubs house will be open during course times and a number of local businesses have already tendered to run the bar.
Buggies
A number of owners have raised concerns regarding golf buggies being driven on the road ways between Al Kasar and the course, some have been driven on the wrong side of the road and have resulted in some near misses with cars.
Whilst this problem will be resolved once the Pro Shop and buggy store has been relocated to the temporary club house, IRM have confirmed that they have full insurance, it was also stated that due to this problem no private buggies would be allowed to be used on the course.  Buggies are for use on the course only and should not be used on the public roadways.
Visitor Access 
IRM and their agents raised the issue of the difficulty that their customers were experiencing in gaining access to the resort.  Enrique stated that Condado was the must difficult resort to access, all other resort had number plate recognition systems that allowed quick access and that the level of security at Condado was putting people off coming.  He also stated that the commercial units within the resort could not survive on residents alone and relied on outside visitors.   The situation with the recognition system was explained, we are still awaiting Polaris World to fully repair the system as it had never been fully operational.  Whilst the community understood his concerns the level of security at the resort is that expected by the owners and that we would not allow open access.  Until the number plate recognition system was fully operational all visitors would need to undergo security checks.
To speed up this process it was agreed that the old temporary card system would be resurrected for visitors to the commercial areas within the resort.  Security will take the vehicle details of all visitors and issue them with a numbered Visitors yellow card to display in the windscreen, a note would be taken of the area being visited ( golf, Al Kasar, Sports etc ) and the number of visitors.  These cards would be returned on exit.  Security staff, with the vehicle registration details, would perform checks to ensure that all visitors remained within the public areas of the resort.
Landscaping of unbuilt plots.
The success of the commercial units within the resort relies on both being able to attract return customers to the existing facilities and to attract new businesses in.  First impressions count and currently the state of the barren plots around Al Kasar and the Golf course entrance will not give that required positive first impression.  IRM were asked if these plots could be tidied up and possibly screened with hedging in the same way as they are on the inner road around through the Jardines.   IRM agreed that this is something that they could do and will liaison with Mileniun on this.
Festivals
Last years summer festivals brought over 4000 people into the resort and resulted in much interest in the commercial units.  The community are planning to hold similar festivities this year , so we asked IRM is they would like to sponsor events or contribute towards the running costs.  Enrique replied favourably to his and requested that Mileniun contact him nearer the time when specific details had been arranged.

Nos acaban de informar que mañana miercoles día 11 de enero 2011, A2Z Telecomunicaciones  realizará el traslado de lugar de su sistema y por lo tanto la señal de televisión será interrumpida desde las 9 de la mañana hasta las 7 de la tarde.

We have been advised that tomorow wednesday 11th January, 2012 A2Z Telecom will interrupt the television signal from 9 am to 7 pm due to due to a change of location of their system.

 

2012 Golf fees

With the management of the Alhama signature course now under the new management of Global Golf the green fees and membership fees for 2012 have now been released. Annual memberships remain the same price as last year but the discount for residents has been reduced from 10% to 5%, now that all the Polaris course are under the same management company a new 6 course membership replaces the old 3 course deal at only €1520 for residents. Green fees have dropped slightly to €45.

For residents and non-residents alike the absolute cheapest way to play golf at Condado is through the Condado de Alhama golf society. For only a €5 a year membership fee residents and their guests plus course members can play in the Monday, Wednesday or Friday competitions for only €40 including a shared buggy this represents a saving of €35 for 2 players. For non residents the society offers a “Day Guest” membership where you can play for only and €45 each including a shared buggy representing a massive saving of €75.

Insurance Repairs

As you all know we have community insurance that covers all the buildings within Condado de Alhama both communal and private.

This insurance policy is with one of the best known and respected companies in Europe and offers a high level of cover to the community at a reasonable price.

Just like any other large insurance company it employs sub-contractors to carry out any repairs that are required following a claim on the policy. Over the past year there have been a small number of complaints relating to the quality of the workmanship of some of these repairs. In order to determine if this is a general problem or specific to a small number of sub-contractors we require your help.

If you have had any repairs carried out under the community insurance which you are not satisfied with the level of craftsmanship of the repairs could you please email me with details. I will require at least the following information; Apartment number, date, details of claim and if possible photographs of the unsatisfactory repairs.

This information will enable the community to determine the level of the problem as well as identify any sub-contractors that are working below standard, we will then be able to work with the insurance company to rectify these issues in the future.
